Kyko Appoint Caden To Market 201 Charlotte Street For Lease

Upon their recent acquisition of 201 Charlotte St, Kyko Group have made the swift decision to appoint Caden Office Leasing and CBRE to manage the office leasing of the A-Grade asset.

Underpinned by blue-chip occupier Anglo American, 201 Charlotte St has consistently been a solid performer in Brisbane’s low A-Grade leasing market. For occupiers, its prime location and a promise that three sides of the building won’t be built out by high rise towers are particularly attractive. In addition, refurbishment works to the ground floor plane and End of Trip Facility have re-presented the building to its A-Grade standard.

With the bulk of the required upgrade works having been undertaken over the last couple of years, 201 Charlotte is in a position where only small tweaks to the leasing and marketing strategies are required to effectively re-present this building to market. At the time of acquisition 201 Charlotte St has 1,804sqm vacant, predominantly captured in Level 4, a display floor of 876sqm, which is supported by spec fit outs on Level 2 and feature small suites on Level 3.

Beyond the short-term goal of leasing the vacant spaces, Kyko Group see 201 Charlotte St as a long-term investment set to benefit from the construction of key developments such as the Mid-Town Centre and associated retail; the Waterfront Precinct; and, the Cross River Rail project.

Opportunities to secure A-Grade accommodation at modest rents exist for occupiers of all sizes between 90 – 900sqm.
