pitt&sherry Renegotiate and Repurpose a Full Floor at 241 Adelaide St

Privately owned Australian engineering firm pitt&sherry have continued to grow their presence in Brisbane, doubling in size in a little over twelve (12) months. Winning a number of projects across Civil, Energy and Environmental aspects of the business pushed pitt&sherry to take a full 509sqm floor at Brisbane Club Tower, having previously occupied a 225sqm spec fit out within the tower.



Caden Office Leasing had acted for pitt&sherry on their previous relocation into 241 Adelaide Street and were engaged for a second time to help manage their growth requirement.

Initially, pitt&sherry were looking at all options including taking a smaller space at a building nearby before merging into a larger space once both leases expired. Given that there were a number of behind-the-scenes variables that had to fall into place, the preference for the business was to move out of their Level 10 suite and into a tenancy of 400 – 500sqm.

Caden were aware of a full floor that had recently been vacated within 241 Adelaide Street. The tenancy had an existing fit out which, upon initial inspection ticked almost all of pitt&sherry’s requirements. Aside from the standard Landlord and make-good works that were required, pitt&sherry were fortunate enough to be able to re-use 90% of the existing fixtures and partitioning which enabled them to use the majority of the incentive as rental abatement.
